A large retail building and a multifamily housing development could be coming to Ridgefield as part of a proposed mixed-use project near Pioneer Street and Discovery Drive.
MAJ Development Corporation has submitted plans to the city of Ridgefield for a pre-application conference regarding the application of the Ridgefield mixed-use overlay to two parcels south of the Pioneer Street and North Discovery Drive roundabout and north of Southeast Sixth Way.
The conceptual plan calls for an 84,000-square-foot, one-story retail building on approximately 10.94 acres, with a potential future 12,000-square-foot addition. The proposal also includes a 136-unit multifamily development on an adjacent approximately 6-acre parcel.
The documents do not identify a tenant for the proposed retail building. However, the project lands with the rough square footage of WinCo Foods stores and similar shape illustrated in proposed site plans compared to a location that opened in Centralia in 2025. The submitted narrative itself refers only to an 84,000-square-foot retail building, with Forbes stating a typical WinCo food store is 80,000 square feet.
According to a previous project narrative submitted prior to a scheduled pre-application conference in June, phase one of the project would include a 4,791-square-foot convenience store with 12 fueling stations. Development Corporation projects listed on their website include coffee companies such as Black Rock Coffee, Dutch Bros. and Starbucks. Phase one is also detailed to feature a drive-thru bank and car wash building.
The residential portion of the project would include a community building, outdoor children's play area, swimming pool and pool deck, fenced dog park and large community open-space areas, according to preliminary project narrative. A pathway is also proposed along the northeast side of the property within an existing sanitary sewer easement.
Additional improvements would include sidewalks and street trees along South Discovery Drive, internal roads and parking, utility upgrades, stormwater improvements, landscaping and site lighting.
The two parcels, which total approximately 16.94 acres, are currently vacant. The larger parcel is split between commercial community business and employment zoning, while the smaller parcel is zoned employment.
An economic and housing study and trip generation analysis will also be prepared and submitted as part of the process, the preliminary project narrative states.
The pre-application conference is an early step in the development process and does not represent final approval of the project. The submitted conceptual plan could change as the proposal moves through city review.
